Best published 5-year variable quotes in early October 2026 are 3.45% (nesto, insured, Oct 2) and 3.45% (rates.ca lowest rate shown, Oct 3); the lowest published uninsured variable is 3.60% (Equitable Bank, per latestmortgagerates.ca's October 2026 report). Variable rates move with each lender's prime rate, which follows the Bank of Canada policy rate (currently 2.25%).
