How alerts work

  1. You pick a rate type and the threshold that would make you act (e.g. "5-year fixed below 4.00%").
  2. Every Monday we check published best rates from major Canadian lenders and brokers — the same check behind our rate table.
  3. When your threshold is crossed, we email you that day. If rates never reach your target, you hear only the monthly summary.
  4. Reply to any email to change or cancel your alert — no login, no dark patterns.

Alerts are based on published best-rate snapshots, not guaranteed offers — your actual rate depends on province, down payment, insured status, credit score and negotiation.

Frequently asked questions

Is this really free?

Yes. The alerts are free and always will be. We make money from ads on the site and, eventually, broker partnerships — never from your alert data.

How do you know when to email me?

We check published best Canadian mortgage rates every Monday and compare them to your threshold. When a rate type you watch drops below your number, we email you from northpeakestimates@proton.me.

How often will you email me?

Only when your threshold is hit, plus one short monthly summary of rate moves. No daily blasts.

What do you do with my email address?

It's used only for rate alerts and the monthly summary. It's never sold, rented or shared with anyone. Reply "unsubscribe" to any email and you're off the list.

What rate should I set as my target?

Pick the rate that would actually make you pick up the phone: e.g. today's best 5-year fixed minus 0.25–0.50%. Compare against our current rate table and rate history so your target is realistic.
